Notice the lack of any other large subdivisons within the area and the Location of the Rock Quarry(due south large white area) with its entrances at two of the three exits going towards the Kansas City area. I would hope this is one of the reasons the "Land use Plan" has been followed so closely in this area of the county. There are less than 160 homes on the 4 mile stretch between Platte City and this proposed subdivision which would have over 650 homes on a 1/2 mile stretch. The developers say it is not "leap frog zoning" yet when completed they would have over three times the amount of homes on their 300 acres compared to the entire 4 mile stretch from Tomahawke to Platte City. If Annexed into KC MO. Property would only attach to other KC MO property at middle of land on 92 hwy. Area east, west and southeast is in Platte County. KC has very little area to grow around this subdivision as the airport property takes up most of the land to the south. KC will be responsible for roads etc.. but will have very little taxes coming in due to availability of hundreds of homes and lots closer to Platte city and KC MO. There are thousands of acres to be developed on the south side of the airport before this would probably start producing tax revenue for KC MO.
